Terms & Conditions These Terms & Conditions apply to all bookings made with Rohannah A&C Property Management Limited (“we”, “us”, “our”). By confirming a booking, the lead guest confirms that they have read, understood, and agreed to these Terms & Conditions on behalf of all members of their party. The lead guest is responsible for the conduct of all members of their party and any permitted visitors throughout the stay. 1. Bookings & Payment All bookings are subject to availability and confirmation. A booking is only confirmed once full payment, or a deposit where applicable, has been successfully received. All prices are subject to VAT where applicable. VAT will be clearly shown during the booking process or on the invoice provided. We reserve the right to correct any pricing errors prior to booking confirmation. 2. Cancellations, Amendments & Refunds Cancellation terms are displayed during the booking process and apply from the moment a booking is confirmed. Any refunds (where applicable) will be processed strictly in accordance with the cancellation policy selected at the time of booking. No refunds will be issued for: Early departure Failure to arrive Adverse weather conditions Dissatisfaction with the local area, park amenities, or third-party facilities Breach of these Terms & Conditions or House Rules In the unlikely event that we need to cancel a booking, any payments received will be refunded in full. Our liability in such circumstances is limited to the amount paid. 3. Force Majeure We shall not be liable for any failure or delay in performance caused by events beyond our reasonable control, including but not limited to severe weather, utility failures, park closures, government restrictions, strikes, or other unforeseen circumstances. Such events do not constitute grounds for refund or compensation. 4. Occupancy & Use of the Accommodation The maximum occupancy stated at the time of booking must not be exceeded under any circumstances. Only guests named on the booking are permitted to stay overnight. The accommodation is provided for residential accommodation purposes only. Parties, events, gatherings, or commercial use are strictly prohibited. We reserve the right to refuse access or terminate a stay where occupancy limits or permitted use are breached. 5. Pets Pets are permitted by prior arrangement only and must be declared and approved in writing before arrival. Where approved, a pet fee of £70 per night per pet applies and must be paid in advance. Pets must not be left unattended and are not permitted on sofas, beds, or soft furnishings. Any additional cleaning, pest treatment, or damage caused by pets will be charged to the lead guest. Unauthorised pets may result in additional charges or termination of the stay without refund. 6. Guest Conduct & House Rules Guests must comply at all times with the House Rules, park regulations, and all applicable local laws. Quiet hours must be observed, particularly after 11:30pm, to respect neighbouring guests and the park environment. Smoking is strictly prohibited inside the accommodation. Shoes must not be worn on carpeted areas. Furniture must not be moved or rearranged. We reserve the right to terminate a stay without refund where behaviour causes disturbance, damage, or breach of these rules. 7. Damage Deposit We reserve the right to require a refundable damage deposit prior to arrival. Where applicable, the amount, method of collection, and timing will be clearly communicated at the time of booking or prior to check-in. The damage deposit is held as security against: Damage to the accommodation or its contents Loss or breakage of items Excessive cleaning Breach of these Terms & Conditions or House Rules The deposit will be released in accordance with our damage deposit policy following check-out, subject to inspection of the accommodation. We reserve the right to make deductions from the damage deposit to cover the cost of repairs, replacements, additional cleaning, or other losses. Where deductions are made, reasonable evidence may be provided upon request. Where the cost of damage or loss exceeds the value of the damage deposit, we reserve the right to pursue recovery of the additional amount. 8. Damage, Cleaning & Additional Charges Guests are expected to leave the accommodation in a clean and tidy condition upon departure. The lead guest is responsible for any loss, damage, breakages, missing items, or excessive cleaning required during or after the stay. Any issues, damage, or missing items must be reported within 24 hours of arrival. Failure to do so may result in liability being attributed to the booking party. We reserve the right to charge the payment method on file for damage, loss, or additional cleaning identified after departure, supported by photographic or contractor evidence. 9. Facilities & Third-Party Services Access to on-site facilities such as entertainment venues, swimming pools, or leisure amenities is not included unless expressly stated. Entertainment passes, where available, must be purchased separately from park reception and are subject to park availability and terms. Laundrette facilities are operated by the park and may require tokens purchased from reception. We are not responsible for the availability, interruption, or operation of third-party services. Closures or restrictions do not constitute grounds for refund or compensation. 10. Security & CCTV For security purposes, external CCTV may be in operation covering access points and communal exterior areas only. No internal surveillance is used. 11. Liability Guests stay at the accommodation and use park facilities entirely at their own risk. We accept no responsibility for loss, damage, or theft of personal belongings. Nothing in these Terms & Conditions excludes or limits liability where it would be unlawful to do so. 12. Right to Refuse or Terminate We reserve the right to refuse a booking or terminate a stay without refund where these Terms & Conditions, House Rules, or park regulations are breached. Where a stay is terminated due to breach, guests may be required to vacate the accommodation immediately and without refund. 13. Applicability These Terms & Conditions apply equally to leisure, contractor, and corporate bookings, unless otherwise agreed in writing. 14. Governing Law These Terms & Conditions are governed by and interpreted in accordance with English law, and any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
